To ensure you’re informed about beneficial opportunities, we want to remind you of the importance of filing for the Homestead Exemption if you purchased a primary residence in 2024 or converted an existing property into your primary residence by December 31, 2024.
The Homestead Exemption offers potential savings on property taxes. Filing only needs to be done once, but it’s crucial to meet the requirements and deadlines specific to your county. Following these steps carefully can help you maximize your savings and avoid missing critical deadlines that may affect your tax benefits for the year ahead.
Step 1: Initial Check
Visit the Chatham County Board of Assessor’s website at boa.chathamcountyga.gov
Agree to the disclaimer and search your property using your address.
At the bottom of the Property Record Card (PRC), verify the 2024 Appraised Value.
Step 2: Higher or Lower
Option 1:
If the Appraised Total is equal to or less than what you paid (or for new construction):
File for the Homestead Exemption by April 1, 2025. Use the instructions in Step 3.
Option 2:
If the Appraised Total is higher than your purchase price:
Wait for the Annual Notice of Assessment in mid-May 2025. If the notice reflects your purchase price, file between January 1, 2026, and April 1, 2026.

Visit the Chatham County E-File service, sign up for an account, click Homestead Exemption, and fill out the form following the instructions provided.
